Mortgage repayments higher

Most Serbians repaying bank housing loans will see their monthly dues rise because the National Bank of Serbia (NBS) decided to raise the limit on interest on those loans to 5 percent.

The NBS kept the limit on interest rates on housing loans at 4.08 percent, but decided to raise that limit to 5 percent as of January 1.

Only a few people with housing loans will see their monthly repayments drop, mainly those who took out mortgages after July 2022 when the interest rates began rising. Those mortgages were not bound under the 4.08 percent limit rule and the banks charged them the interest on their initial loan contracts which were in some cases higher then the NBS limit. Mortgages taken in 2023 had interest rates higher than 5 percent.
