Serbian real estate market sees rise in Q4 2022

The Serbian real estate market saw a rise of 27 percent in the last quarter of 2022, the Republic Geodetic Authority said on Tuesday.

It said that 2.3 billion Euro were spent on real estate in the last three months of 2022 with the Serbian capital recording the highest number of sales – 9,547 – and the highest price per square meter of 10,184 Euro in the Belgrade Waterfront project. The most expensive apartment in the country was sold for just over 2.4 million Euro.

The press release said that 55 percent of the money spent for real estate was for housing totaling 1.2 billion Euro in Q4 of last year. “The real estate market’s overall value saw record growth in 2022 by 36 percent y.o.y. or 12 percent in the final quarter of the year,” it said and added that 9 percent of real estate was paid for with loans which is 4 percent less than in previous quarters.
